“Renters Hopeful as New Act Aims to End Unfair Evictions”

After receiving my second Section 21 No-Fault Eviction Notice within two years, it was a surprise I hadn’t anticipated. Just a few weeks earlier, our landlord mentioned a potential rent increase for my partner and me, citing the need to align with current market rates. Despite our attempts to negotiate after realizing we were paying more than a recent rental on our street, our landlord remained unresponsive for over a month before serving us the eviction notice, claiming he intended to move back into the property.

This situation felt all too familiar, reminiscent of a similar experience back in 2024 when my partner and I moved into our first home together, a duplex flat in South Manchester. We soon discovered a significant mold issue in the flat, causing distress as our personal belongings were affected. Despite this, we made the place our home until we were unexpectedly served with a Section 21 notice under the pretext of selling the property.

The landlord’s subsequent decision to relist the property for a much higher price raised suspicions, especially considering the circumstances surrounding the eviction. While the landlord defended his actions, claiming to have consulted estate agents and adjusted the rent to cover costs, the timing of the events seemed dubious.

The impending implementation of the Renters’ Rights Act on May 1 aims to address such issues by ending no-fault evictions, introducing stricter regulations on rent increases, and improving tenant protections. The Act will replace fixed-term contracts with rolling tenancies, allowing tenants more flexibility and security in their housing arrangements.

Despite the challenges faced in our situation, the introduction of the Renters’ Rights Act offers hope for a fairer rental market where tenants are not vulnerable to arbitrary evictions or unfair practices. The Act’s emphasis on balancing the rights of tenants and landlords is a step towards creating a more equitable and transparent rental sector.
